Retail accelerates well when the space is heavily merchandised; a bare-shell landlord box with minimal fixtures accelerates less. On a build-out or acquisition with meaningful depreciable basis, moving the fixture and site layers into 5- and 15-year pools pulls deductions forward — strongest with bonus depreciation, weaker on a short hold.
